Will the property
support its FHA payment?

An FHA self-sufficiency screening calculator for 3–4-unit properties, with a payment planner for 1–2 units.

The rule in plain English
Add appraiser-supported market rent from every unit, including the one you will occupy. Subtract the greater of 25% of total rent or the appraiser’s vacancy-and-maintenance estimate. The remaining amount must cover the lender’s required monthly payment. This test does not apply to ordinary 1–2-unit properties.

01 / Property & market rents

Use the FHA appraiser’s market-rent estimate for each unit. Section 8 payment standards and advertised rents are not automatically appraiser-supported rents. Ask the lender how any ADU changes the FHA property classification.

Appraiser’s vacancy & maintenance estimate

Use 25% as a preliminary assumption if the appraisal is not available. The calculator always applies at least 25%, even if you enter less.

02 / Financing & payment

Rates are editable examples, not quotes. Annual MIP is approximated on the base loan; the lender’s actual premium may differ. The default screen includes MIP, HOA and other charges conservatively. Use the lender override below for its exact test payment. Taxes are a fixed input: update them when changing price.
Use an exact lender payment
The handbook expresses the test as PITI ÷ net self-sufficiency rent ≤ 100%. Confirm the lender’s treatment of mortgage insurance, association charges, and other costs. An override replaces the calculated payment; it is not added to it.

Method, sources & limitations

Formula: Net self-sufficiency rental income = all-unit appraiser market rent − max(25% of all-unit rent, appraiser vacancy/maintenance estimate). For three- and four-unit properties, PITI ÷ this net amount must not exceed 100%. This calculator’s default payment screen conservatively includes the displayed additional housing charges. Use a lender-confirmed test payment when available.

For 1–2 units, this calculator reports “Not required” rather than a pass or fail. ADUs, property classification, owner occupancy, permitted units, rental documentation, minimum investment, FHA loan limits, credit, debt-to-income, reserves and property condition require separate lender review. A 75% rental-income adjustment for borrower qualification is a separate calculation; this tool does not approve qualifying income.
