Your 75% ARV test

Enter valid dollar amounts in every field. Use 0 for costs that do not apply.
Total all-in amount —
All-in amount ÷ ARV —
Maximum allowed at 75% of ARV —
Amount under or over the limit —
Estimated financing within the selected ARV cap —
Estimated cash required —

All-in ratio:
(Purchase price or remaining payoff + remaining rehab + closing costs + lender points + other financed fees) ÷ ARV.

Maximum financing ceiling:
ARV × your selected maximum percentage.

Estimated cash required is the amount by which all-in costs exceed your selected ARV ceiling, assuming the lender finances all listed costs up to that ceiling. A $0 result does not guarantee zero cash to close. Down-payment requirements, reserves, costs the lender will not finance, appraisal, seasoning and underwriting may require additional cash.

This is an ARV financing test. It does not calculate rental-income DSCR or establish eligibility for a DSCR or fix-and-flip loan.

Educational estimate only—not a loan approval, commitment, rate quote or guarantee. Actual financing depends on appraisal, title, property condition, market eligibility, borrower experience, liquidity, reserves, credit review and underwriting. Closing costs exclude points. Interest assumes the entire first and second loan balances are outstanding for the full term and paid from cash; rehab draws may reduce actual interest. Second-note fees, reserves and draw-reimbursement cash needs are not included. Cash ROI is nonannualized.
